We are done!

May 9, 2008

This one went much quicker than the Via Rivera property, but then again, there was much less to do.  We have completed our entire condo transformation from top to bottom of the 2295 N. Tustin property and it has turned out fantastic if I do say so myself!  Take a look at some of the photos, what do you think?  You can also see a virtual tour at www.2295NTustin.com.  And if you know of anyone that is interested in living in a Modern Masterpiece in the city of Orange, let us know.  Send an email to contact@coemingle.com.  Thanks!

Happy Cinco de Mayo!

May 5, 2008

So, in honor of Cinco de Mayo, I planted a Queen Palm with 5 branches – cinco, get it?  (Okay, maybe it has 6 but that ruins the joke). Ah, either way, we needed a tree in the backyard. So today was all about final touches, caulking the baseboards, cleaning up the patio, fixing the sliding glass door screen, etc.  Electrician didn’t show up today, go figure!  He said he’ll be there at 9:30am tomorrow – anyone taking bets?

Kitchen Grout Gut Check

May 2, 2008

I hate grout, especially when it’s on a vertical surface and you have to lean over a counter and duck under a cabinet to get it in there.  And then, you’d think on glass tile it would wipe off easily.  Well, um, no.  Scrub a dub dub – this one took some elbow grease but I finally got the backsplash all grouted, all the shoe molding on and the place cleaned up a bit.  Next week is our last week.  I’ll need to paint the baseboards, get the kitchen light installed and do some general clean-up and we are done!  This one seems to have gone by so much more quickly than Via Rivera.  Odd how that happens.

Deck done!

April 30, 2008

Deck, done.  Pergola, done.  Now to finish up the baseboards and since I used Pergo, I decided to also do a shoe molding to cover any exposed edges.  So I guess I’ll be on my hands and knees all day!  But I did get to hang a few 'pretties' today too!

Digging the deck

April 29, 2008

Now this is the fun part.  We put the decking on the frame today.  Since we just did it in basic rows, it went very quickly.  Then I designed the pergola end-post detail and made a template.  Five joists and ten canopy pieces later, we had ourselves a pergola!  Tomorrow I’m going to spend a little time doing some detail work, but for the most part, the deck and pergola are done.  And just in time, the heat is a coming!

All decked out

April 28, 2008

This morning we went into Lowe’s and picked up 3 pallets of lumber, connectors and footings for our new deck and pergola.  After loading the truck (in 100 degree heat), we headed off to the condo.  Instead of carrying everything through the house, we instead decided to lift it all over the 6’ fence in the back.  Much cleaner, but oye my back!  Either way, today we got the frame for the deck built and set the two pergola posts into the ground and attached the ledger board.  To most people, it doesn’t look like much.  But to us, it’s the beginning of something beautiful.

Pergo meets pergola

April 23, 2008

Today it’s all about the Pergo – flooring that is.  Next week it will be all about the pergola (and the deck).  Two rooms, two closets and a hallway done.  The family room, kitchen and dining room left.  We’re using Indian Tigerwood – gonna be nice and exotic!

I'm floored!

April 22, 2008

I got to start on the floor today, yippee!  Poor Dave was stuck underneath the kitchen sink pretty much all day organizing that combobulation.  There is a dishwasher, washing machine, garbage disposal and sink that all need to be properly configured and routed to their respective drains – so needless to say, it was quite a chore.  But today that is officially done and the exhaust for the microwave is also complete.  So we’ll finish up the interior stuff this week and starting on Monday – we head out back to get to work on the deck.

Paint Perfect

April 21, 2008

Finally, the painting is complete!  Well, almost.  Just a few touch-ups here and there, but the majority of it is complete!  So tomorrow, I can start laying the flooring, yeah!  I can’t wait to get off that ugly concrete.  Dave got the crazy plumbing underneath the sink mostly hooked up and we got the range delivered, so this is beginning to look like a habitable domicile.  The flooring is going to make a nice difference, can’t wait to see.  Also, the deck.  Ah…the deck.
